What Is an EICR?
EICR stands for Electrical Installation Condition Report. It’s a formal assessment of the electrical wiring and fixed installations in a property — checking whether the system is safe to continue in use, identifying any damage, wear, or defects, and flagging anything that doesn’t meet current UK wiring regulations (BS 7671).
Unlike a quick visual check, an EICR involves testing the actual electrical circuits: sockets, switches, consumer units, earthing, and wiring condition throughout the property.
Why an EICR Matters
Electrical systems degrade over time — insulation wears down, connections loosen, and older wiring simply wasn’t designed for the number of appliances modern households run today. An EICR helps catch these issues before they turn into:
- Electric shocks or fire hazards
- Circuit overloads and tripped power

For landlords specifically, it’s not just good practice — it’s a legal requirement.
Who Legally Needs an EICR?
- Private landlords in England must have a valid EICR for every rental property, renewed at least every 5 years, under the Electrical Safety Standards in the Private Rented Sector regulations.
- Businesses and commercial premises are expected to keep electrical installations safe under general health and safety law, and an EICR is the standard way to demonstrate compliance.
- Homeowners aren’t legally required to get one, but it’s strongly recommended — especially for older properties, homes bought secondhand, or ones that haven’t been inspected in over 10 years.
What Happens During an Inspection?
A qualified electrician will:
- Visually inspect the consumer unit, sockets, switches, and visible wiring
- Test circuits for correct earthing, insulation resistance, and polarity
- Check that circuit breakers and RCDs (safety trip switches) function correctly
- Identify any damaged, outdated, or non-compliant wiring
- Issue a report with a classification code for any issues found
Understanding EICR Classification Codes
Every issue found is graded so you know exactly what needs attention:
- C1 – Danger present: Immediate risk to safety; requires urgent action
- C2 – Potentially dangerous: Needs to be addressed without delay
- C3 – Improvement recommended: Not a defect, but an upgrade is advised
- FI – Further investigation required: More testing needed to confirm a suspected issue
A property only “passes” (is marked satisfactory) if there are no C1 or C2 codes.
How Long Does an EICR Take?
For a typical residential property, an inspection usually takes 2–4 hours, depending on the size of the property and the number of circuits. Larger homes or commercial units may take longer.
How Often Should You Get One?
- Rental properties: every 5 years (or at change of tenancy, if required by the letting agreement)
- Owner-occupied homes: every 10 years, or sooner if the property is older or has visible wiring issues
- Commercial properties: typically every 5 years, though higher-risk premises may need more frequent checks
